Coal Exchange Hotel could add serviced apartments

UK: Eden Grove Developments Limited, the freeholder of The Coal Exchange Hotel in Cardiff, has appointed KEW Planning to redevelop the site and explore the addition of serviced apartments.

The Coal Exchange Hotel is a Grade II-listed building that was acquired by hospitality firm Signature Living in 2016. Due to the impact of Covid, Signature Living fell into administration. 

Eden Grove Developments stepped in to support, signing a lease with Cardiff Exchange Hotel LLP to operate the site. A number of health and safety issues were raised over the following years. 

In December 2023, Eden Grove Developments repossessed the building. 

Now, KEW Planning has been appointed to explore potential options for the hotel, according to BusinessNewsWales. Joining KEW on the project is Burroughs (engineering and project management), Austin Smith Lord (architect) and Harrison Clark Rickerby (legal). 

Kathryn Williams, managing director of KEW Planning, said: “We are working on four options for the site, one of which includes maintaining the existing hotel function to operate alongside new residential/serviced accommodation. The potential is huge for the site and we are delighted to play a role in helping The Coal Exchange Hotel have a sustainable future that maximises the potential of the whole site.”

Proposed options are due to be presented to Cardiff Council’s conservation and planning officers for advice.
