BACKGROUND
Over the last two years, serviced apartments, apart-hotels and extended stay accommodation has transformed dramatically, driven predominantly by the changing market conditions due to the crisis. The pandemic merely accelerated existing macro-trends: desire for more space; longer stays; leisure and revenge travel; remote work, resulting in stronger and a more resilient ADR and REVPAR performance vs hotels.
More recently, we have witnessed increased convergence and blurring of accommodation types as a result of a multitude of new brand launches and changing guest requirements. Increased flexibility of spaces, technology/digitalisation, and ESG standards are amongst the drivers of innovation. Many hotel and accommodation investors are now looking to diversify, de-risk and drive yield growth within their portfolios, meaning there is a strong pipeline for serviced apartments, apart-hotels and extended stay together with heightened investor interest both in the UK, Europe and the rest of the world. This on the backdrop of political uncertainty, inflation rises, increased operational, construction and energy costs, and a slow corporate and long haul travel rebound.
