UK: Developer Clivedale has revealed plans for an 11—storey development in central London that will include serviced apartments and a hotel.
The proposals include demolishing Celanese House, a 1920s office building, to make way for a Rogers Stirk Harbour & Partners-designed mixed-use development.
The two-block development will deliver a 50 room hotel and up to 81 serviced apartments on the corner site at 22 Hanover Square, which already has permission for a nine-storey hotel development with 41 apartments.
The council’s planning committee has been advised that the scheme is acceptable in design terms, and planning approval is contingent on councillors accepting a proposed £12 million planning-obligation contribution from Clivedale.
Planning officers said the current building on the site had a negative impact on nearby heritage buildings in the Mayfair Conservation Area. They said of the proposed development: “The key benefits offered by the building in townscape terms are derived from its reduced bulk and mass next to the Grade II listed No. 24 and the neighbouring unlisted buildings in Brook Street. The careful balancing of horizontal and vertical lines on the new facades recalls the historic architecture of the square. The detailed design and palette of materials creates facades of appropriate scale and detail, with the set-back upper floors of the main block further reducing the apparent size of the building when compared to the existing monolithic structure.”</p
