UK: B-Corp real estate investor and developer Lamington Group will begin development on its room2 York site this summer with a scheduled launch in 2026.
The £30 million project marks the first in the North of England for the group, and will be funded off its balance sheet.
It will feature 116 rooms, meeting space, a laundry room, a gym, and Winnie’s cafe and bar which sources local, seasonal ingredients to limit the carbon footprint of dishes.
The project has been designed to meet operational and embodied net zero standards in accordance with the UKGBC net zero carbon framework, verified by Savills Earth.
It will be fully electric, fitted with roof solar panels, showers with wastewater heat recovery, and CO2 sensor-controlled ventilation. Design features include reclaimed timber flooring, recycled textiles and restored joinery,
The hometel has also been designed to meet WELL Platinum.

Currently, there are four operational room2 locations: Southampton, Hammersmith, Chiswick, and Belfast. Additional planned cities include Glasgow and Manchester.
