NGD Homesharing launches Natiivo brand with Miami and Austin properties

US: Developer Harvey Hernandez has unveiled his latest Airbnb-endorsed apartment product, Natiivo.

Natiivo will offer guests “an elevated hospitality experience, providing the local stays they desire with the service and perks they deserve” as well as offering prospective buyers the opportunity to earn supplemental income through home sharing.

Set to break ground this year, the new Austin and Miami properties will be “powered by Airbnb”. With planned expansion to additional US cities underway, Natiivo buildings will be the first properties to offer unit ownership with home sharing as a built-in amenity.

“Natiivo fills a gap in the hospitality landscape by combining an elevated, professionally-hosted experience, great design and cutting-edge technology with the service, security and consistency of a great hotel,” said Harvey Hernandez, founder and CEO of NGD Homesharing. “First and foremost, it’s designed for guests who crave a more authentic experience while traveling, but also offers prospective buyers flexible ownership to match their lifestyle.”

Airbnb will provide design consultation for common areas and interiors of new units to create a property optimal for home sharing. Natiivo will create spaces for local Airbnb Experiences hosts to share their passions with owners and guests, and Natiivo owners will be permitted to home share individual rooms or their entire units through Airbnb. Unit owners (hosts) who choose to share their units will be part of Airbnb’s Friendly Buildings Program, in which hosts and property managers share revenues generated from home sharing. NGD Homesharing will retain management of the buildings.

Located at 48 East Avenue in downtown Austin’s Rainey Street District, Natiivo Austin will feature 33 floors and 249 units. Co-developed by Newgard Development Group and Pearlstone Partners, with architecture by STG Design and interiors by New York-based INC Architecture and Design, the building will feature “handpicked furnishings, native design elements, hyperlocal touches and insider Austin culture in every unit, its lobby and common areas”. Amenities include co-working spaces, a cafe lounge, a spa-inspired fitness centre and a rooftop pool deck with private cabanas and lounge. Expected opening is September 2021.

Located in the heart of Downtown Miami, in walking distance to the Brickell, Midtown and Wynwood neighbourhoods, the 48-floor Natiivo Miami will feature 604 units. More than 400 units will offer owners the flexibility to live and/or host to match their lifestyle, while nearly 200 units will be dedicated hotel-licensed homes (directly hosted by NGD Homesharing). Co-developed by Newgard Development Group and Crescent Heights co-Founders Russell Galbut and Bruce Menin, designed by Miami Beach-based Arquitectonica, and with interiors by Urban Robot, the building will feature “luxury amenities and style with a South Florida flair, providing guests with a VIP experience that simultaneously emphasises the local Miami culture”. Expected opening date is spring 2022.

All Natiivo properties will allow self check-in, keyless entry and one-click service requests. A Natiivo app will also deliver information on events, bookable on-site and off-site experiences, neighborhood guides and more.
