Ireland: Developer Dalespell Limited has received consent to increase the number of rooms and additional retail space for its aparthotel project on O’Connell Street in Limerick.

Limerick City and County Council first granted planning in 2023 to transform the city’s Debenhams store into a 57-bed aparthotel. Dalespell begun work on the site this year.

Now, the developer has received permission to upgrade plans and increase the number of rooms to 74. Changes to the ground floor, which originally included one retail space, have also been approved for two separate units.

A top floor will be added to the building, set back from the original structure. Other alterations include reconfiguring the first and second floors to create new connections through the existing walls.

While a completion date has not been revealed, it is reported that Dalespell is targeting operations in time for the 2027 Ryder Cup in Adare.

Highlights:

• Dalespell Limited has received planning approval to expand its Limerick aparthotel project from 57 to 74 rooms.

• A set-back top floor and interior reconfigurations have also been approved to enhance the building’s layout.

• The ground floor will also include two separate retail units, instead of the previously planned single unit.

• It is being developed on the site of the former Debenhams store on O’Connell Street in central Limerick.
