US: Real estate investment and development firm West77 Partners has submitted plans to construct a LivAway Suites extended-stay hotel in Mesa, Arizona.

The Mesa site, at the intersection of Greenfield Road and Banner Gateway Drive, had previously been designated for a dual-branded hotel project which received a site plan review and special use permit approval from the Mesa Planning and Zoning Commission in April 2024.

However, West77 Partners has since proposed a LivAway Suites be built at the location. According to the project narrative, documents read: “The proposed one building hotel development consists of a four-story hotel on approximately 4.51 acres. The hotel will consist of approximately 126 rooms, a gym, lobby, and laundry area for guests… The project is requesting a special use permit concurrently with the site plan review to increase the allowed height limit from 30 feet to 50 feet to allow the proposed hotel buildings.”

The Mesa Design Review Board has reviewed the plans though no action has been taken at the time of writing.

The project forms part of West77’s broader strategy to develop six LivAway Suites properties in Arizona within the year, with a total investment of more than ($100 million) £79 million.

In January 2025, the company announced a nationwide expansion for LivAway Suites, revealing that $500 million (£395 million) was allocated for new locations over the next two years, with approximately $100 million (£79 million) earmarked for Arizona developments.

As of March 2025, West77 Partners had begun construction on projects in Tolleson and Glendale, Arizona. The company aims to have all six Arizona sites under construction by the end of 2025.
