PREMIER SUITES achieves BREEAM In-Use for Edinburgh site

UK: Serviced apartment property PREMIER SUITES Edinburgh Fountain Court has achieved BREEAM In-Use certification with ‘Excellent’ rating. 

The certification process took approximately six months and required an evaluation across eight key categories including energy efficiency, water conservation, and indoor environmental quality. Each category contained multiple sub-categories with evidence required to meet specific sustainability criteria.

A number of initiatives were introduced at the property, such as:

  • Upgrades to the heating system, improving efficiency by approximately 20 per cent. 
  • Replacing lighting with energy-efficient LED solutions.
  • Equipping each apartment with a smart thermostat that can be controlled remotely by the front office.
  • Installing water-saving fixtures, meaning that toilets now flush at a rate of three litres per flush (down from five-six litres), taps flow at a maximum of four litres per minute, and showers run to a maximum of six litres per minute while maintaining strong pressure.
  • Each apartment now features dedicated recycling bins, and the onsite team has implemented an advanced waste separation system to further reduce landfill contributions.
  • Installing an advanced air handling unit in reception has improved ventilation in key common areas.

PREMIER SUITES said that some of the most challenging aspects included documentation, conducting onsite assessments, and meeting strict evaluation standards. 

External consultants Simon Bunch and Amy Kinsella from JLL UK’s upstream sustainability services provided the team guidance throughout the assessment process.

Guests can also observe visible sustainability efforts, such as clearly marked recycling stations and informational displays explaining our green initiatives,” he added. 

As part of PREM Group’s broader ESG strategy, additional properties are undergoing infrastructure changes to align with its sustainability goals.
