Germany: Serviced apartment operator smartments has leased 206 units in the FORTY4 district in Berlin-Freidrichshain.
The new building – owned and being developed by a Berlin-based family office – is close to Oberbaum Bridge, the East Side Gallery, and Warschauer StraĂźe. Opening is scheduled for 2029.
Plans include apartments ranging from 18 to just under 30 square meters, each featuring a private kitchen and workspace. Almost all units will have a balcony or terrace.
Additional spaces include a 300-square-metre lobby with areas for socialising and working, as well as a landscaped inner courtyard.
The wider FORTY4 development comprises around 41,000 square meters of gross floor area, combining office space, residential units, hospitality, and dining facilities across five buildings.

We aim to significantly expand our portfolio over the coming years and are currently evaluating additional locations across Germany.”
Elsewhere in Germany, smartments is targeting central locations with properties that have approximately 150-250 units.
The company currently operates 16 properties, comprising approximately 2,400 apartments, across Germany and Austria.
