Bob W to open fifth Tallinn property at Krulli Quarter

Estonia: Tech-enabled hospitality operator Bob W has signed a long-term agreement to open a 63-unit aparthotel within Tallinn’s Krulli Quarter regeneration project.

Bob W Tallinn Krulli Kvartal is scheduled to open in Q1 2028 and will feature 34 studios and 29 one-bedroom apartments across 1,900 square metres.

The property will become Bob W’s fifth location in Tallinn, where the company launched its first property in 2019.

Taavi Pettai, vice president of real estate at Bob W, said: “Tallinn is where Bob W opened its first property, so continuing to grow here is particularly important to us. Krulli is exactly the kind of neighbourhood we want to be part of. It has a strong identity and history, but it is also evolving into a mixed-use part of the city where people will live, work and spend their time.

“Working with our partners early gives us the opportunity to create a building around how guests actually stay, while making thoughtful decisions about design, operations and the materials that go into it.”

The aparthotel will be built beside Kasvuhoone, a planned technology and creative hub combining startup, coworking, food, retail and cultural spaces.

Krulli Quarter is a 10.2-hectare regeneration of a former industrial district in North Tallinn. The development covers 20 buildings and is being delivered in four phases through to 2035.

Plans for the wider car-free neighbourhood include more than 600 apartments, offices, over 50 shops and commercial spaces, an event venue, gardens and a kindergarten.

Five buildings within the development are heritage protected. Existing structures and materials will be incorporated into the scheme, including three facade panels from the former mechanics workshop which will be reused on the Bob W property.

Bob W currently operates more than 100 assets comprising 8,000 apartment units and hotel rooms across Europe and the UK.
