UK: An office block, which is set to be transformed into an aparthotel, has been listed for sale in Birmingham.
The future aparthotel, which received planning approval from the Birmingham City Council last month, will contain 12 storeys and 156 rooms.
The building, which is near Birmingham’s 02 Academy, is the former home of St. James House but has been empty since 2003. The building, which was built in the 1970s, currently has a ground-floor entrance and six upper floors. Renovations to the property will include retaining three stories of the original building, but demolishing the rest of the building, allowing nine additional stories to be constructed.
Through a franchising agreement, the property will operste under the Residence Inn by Marriott flag.
Neil Inman and Phil Manson, who work with Scanlans, are LPA receivers for the building.
Inman said: “Since our appointment as LPA receivers, plans have been submitted and approved which significantly enhance the value of the site. St James House is in a great location on Horse Fair, part of the A38 Bristol Road and close to Birmingham’s central business district, and its transformation into an aparthotel will provide much-needed city centre accommodation for visitors to Birmingham.”
Inman and Manson have designated BNP Paribas Real Estate to sell the property. The sale will be managed by senior directors of the BNP office in Birmingham, Simon Robinson and Mark Robinson, who anticipate a substantial amount of interest in the site.
Simon Robinson said: “With planning consent secured for a 156-room aparthotel to be operated as a Residence Inn by Marriott, it’s an opportune time to bring the property to market. St James House is located in an exciting part of Birmingham where numerous development schemes are under way or planned, and we anticipate a great deal of interest from potential buyers.”
