US: Upper-midscale extended stay brand My Place Hotels of America has developed a new 71-unit prototype and introduced a series of product upgrades.

My Place has developed a four-storey, 71-unit prototype. It features a pitched or flat roof depending on preference or local regulations, with various masonry options included or omitted.

Installations of the My Place 3.0 prototype are expected to start in 2025.

Ryan Rivett, co-founder and CEO of My Place Hotels, said: “From the very beginning of designing this new prototype, our primary focus has been on ensuring it directly benefits franchisees. Every detail was crafted with their success in mind, and we’ve made it clear there must be a tangible upside for them. This was a guiding principle throughout the entire process. We wouldn’t have moved forward unless we were confident this new prototype would truly serve their needs.”

My Place will continue to offer its four-storey, 87-unit prototype with several upgrades. This includes a half-booth in the guest lounge, the addition of another dryer in the house laundry, reconfigured laundry facilities featuring a stackable unit, and an enlarged maintenance and mechanical area which also provides additional storage and housekeeping space on the upper floors.

Its three-storey, 64-unit box will remain an option for franchisees.

The company has also revealed its My Place Business Suite, which features a king bed and a ducted VTAC unit for climate control.

Rivett added: “In terms of pricing, this room type sets a new high for ADR and contributes positively to overall yield management. Operators can use this room as an upgrade for Stay Rewarded members or as an upsell option for discerning guests.”

My Place Hotels operates 73 properties across 30 states with more than 120 hotels in the pipeline.
