Austria: Flexible living company Habyt has opened its first aparthotel in Vienna, located on Bruno-Marek-Allee in the Nordbahnviertel.

The property features 319 studios set across seven floors, each unit with a kitchen or kitchenette and a work desk. 

Communal areas include a coworking space, lounge, and a wellness suite with a Hammam, sauna and gym. 

Luca Bovone, CEO of Habyt, said: “With Habyt Vienna, we created a place that feels like a temporary home from the first moment. Our concept combines the independence of your own apartment with the comfort and services of a high-quality aparthotel.”

In May this year, Habyt introduced an asset-light coliving brand Leaze. It followed the sale of its Asia-Pacific portfolio to Mitsubishi Estate and the sale of its coliving portfolios in France, Portugal and Spain to three local operators. 

While the Habyt brand will focus on larger flex-living properties, typically above 150 apartments and often around 300 apartments, Leaze will operate as a separate brand within the group, focused on coliving and shared living through a localised model. 

Bovone added: “This is not an exit from coliving. It is a better separation of models. Habyt is becoming sharper and more focused, while Leaze allows us to continue serving the coliving market in a way that makes sense for residents, landlords and our local operators.”
