Habyt to open 317 units at Berlin’s DOXS NKLN in 2028
Reading Time: 2 minutes

Germany: Flexible housing provider Habyt will operate 317 units in the mixed-use DOXS NKLN waterfront scheme in Berlin when it opens in 2028.

Situated between two industrial cranes along the Neukölln Ship Canal, DOXS NKLN will see the transformation a former recycling yard into a mixed-use development comprising offices, small businesses, dining, and more. It is being developed by Trockland in collaboration with architecture studio GRAFT.

Sustainable features integrated into the project includes green roofs, modular construction, solar energy, and a focus on material reuse. In addition, the project’s location offers direct access to the canal.

Spanning a total area of 1,100-square-metres per floor, Habyt will operate 317 flex units for both short and long term stays. Units will feature a bedroom area, a fully equipped kitchenette, and a private bathroom.

Amenities include a communal lounge and kitchen, fitness centre, dedicated coworking spaces, meeting room, and lobby.

Patrick Breuer, managing director for Germany, Austria and Netherlands at Habyt, said: “DOXS NKLN is a milestone project for Habyt, and a statement for the future of urban living in Berlin. It reflects our vision of combining great design, sustainability, and flexibility within a highly relevant urban context. More than a building, it’s a way of life that feels more connected and inspiring – whether you stay for a few days or several months. We are proud to partner with Trockland and GRAFT to bring our flexible living concept to a project that honours Berlin’s industrial heritage while shaping its future.”

Barbara Sellwig, senior project manager at Trockland, added: “From the beginning, DOXS NKLN was envisioned as a harbour for cultures – a place where work, life, and creativity intersect. Preserving the historic cranes and opening the waterfront were central to our mission of honouring the past while creating the future. Partnering with Habyt ensures that this development is not only a place to live, but also to connect, collaborate, and contribute to the spirit of Neukölln. Together, we are transforming a once industrial site into a cultural landmark.”
