UK: Developer Rillbank Developments have submitted plans for the conversion of a former Edinburgh hospital building.
The former Sick Kids’ townhouses by The Meadows have been empty since 2021, when facilities were relocated to the Little France area of the city.
The 19th century townhouses on Rillbank Crescent and Rillbank Terrace were built for residential purposes, though were part of the RHSC for many years. The 46 proposed serviced apartments will each include a kitchenette, facilities for washing, cooking and dining, as well as en suite bathrooms.
Iceni Projects submitted plans on behalf of Rillbank Developments. In its design proposal, the developer said: “The proposal comprises the change of use of the buildings to serviced apartments (Sui Generis), delivering 46 apartments in total. By attracting longer-stay visitors, the development supports local businesses, cafés and services around Marchmont and the Meadows, contributing to day-to-day vitality rather than short-term visitor spikes. This reinforces the mixed-use nature of the wider site and helps to animate the area throughout the year.”
“Guests are anticipated to be well-travelled visitors seeking longer stays, flexibility and autonomy in a prime but peaceful location. The serviced apartments offer a home-from-home experience, allowing guests to engage with the city at their own pace and support local businesses across Marchmont, Sciennes and the wider Meadows area. The former hospital buildings, including Rillbank Terrace and Crescent, form an integral part of this ensemble. Although adapted over time for institutional use, their original domestic form remains clearly legible. The proposal recognises this heritage value and seeks to reinforce the residential character that underpins the wider area.”
