Royal Group plans long-stay serviced apartment project

Singapore: Royal Group of Companies is planning to develop a long-stay serviced apartment project on Claymore Road in Singapore, with an estimated investment of between S$185 million and S$190 million.

A new 18-storey building is proposed to feature approximately 100 serviced apartments on the freehold property at 11 Claymore Road, formerly occupied by Pat’s Schoolhouse. In 2025, Royal Group acquired the land for S$75 Million.

In January, the Urban Redevelopment Authority (URA) granted provisional approval for a 96-unit long-stay serviced apartment project. Royal Group and DP Architects have since revised the plans, with the latest proposal increasing the total to 102 apartments, subject to URA approval.

The apartments will be furnished with two bedrooms and two bathrooms, along with a living and dining space, a balcony and a kitchenette. There will also be a swimming pool, a gym, wellness facilities, communal areas, and a communal terrace on the roof.

Speaking on the project, Bobby Hiranandani, co-chairman of Royal Group, said: “Locations like this don’t come up everyday.”

The project will operate under URA’s long-stay serviced apartment model, which requires a minimum stay of three months. Once constructed, Royal Group said it plans to appoint a serviced apartment operator or hotel brand to manage the property.
