UK: Residential and commercial developer Blakesley Estates Limited has submitted planning permission to demolish the Sutherland Hotel in Newquay, Cornwall, to make room for an aparthotel.

Located at Mount Wise in Newquay, the Sutherland Hotel features 28 rooms, a bar and restaurant, and a function room. 

If the proposals are approved, the new development will include 35 serviced apartments, a coworking hub, and a spa and fitness centre. The accommodation would be split between two buildings linked by an internal courtyard – 26 apartments over six storeys in the northern block, and nine apartments over four storeys in the southern block. 

LHC Design said in the design statement: “Careful consideration will need to be given in the development of the proposals as the site is heavily constrained on all sides. Scale and massing will need to respond to the existing context whilst not being overbearing on any given boundary. 

“The development is proposed as two complimentary blocks of apartments linked by an internal landscaped court at ground floor level. The scale and language of these blocks is conceived to respond to its immediate context, with the proposed architectural treatment bearing reference (and re-imaging) the local scale, native details and indigenous materials found in Newquay, albeit with a more contemporary approach.”

Newquay Town Council have objected to the proposals. A statement read: “Members agreed the height of the proposed aparthotel was excessive and would appear quite at odds with neighbouring buildings, having failed to respect the overall street scene along Mount Wise. Members agreed a building of this scale would set a highly unwanted precedent for future development along Mount Wise.”

The application has a determination deadline of Monday 18 September 2023.
