Plans in for Edinburgh 28-room aparthotel on warehouse site

UK: Scottish property-letting company Eren Properties Scotland Limited has submitted plans to demolish a vacant warehouse at 254 Leith Walk, Edinburgh, and build an 11-unit aparthotel with a total of 28 bedrooms.

The proposal includes a single-storey standalone reception and management building, which would provide guest check-in, staff facilities, a plant room, and a bin store. The site would be car-free, with cycle parking provided instead.

The aparthotel would feature seven three-bedroom units, three two-bedroom units, and one one-bedroom unit.

The 1,240-square-metre site is currently occupied by an unused storage facility. The applicant stated the warehouse is unsuitable for industrial use and inaccessible to large vehicles due to the site’s access pend and recent redevelopment of Leith Walk.

In December 2020, the City of Edinburgh Council approved plans to demolish the building and construct ten one- and two-bedroom flats, but that consent has since expired.

A separate proposal was lodged in September 2023 to convert the warehouse into a food, drink, and craft market, but it was withdrawn after planning officers recommended refusal.

The City of Edinburgh Council will now decide whether to approve the new aparthotel plans. A date for the vote has not been set, and public consultation remains open until 11 July. So far, eight objections have been submitted, though their contents have not been disclosed.
